summarized in order to provide you with a brief

overview of the Wellington at Seven Hills.

 

Access Control:

The guardhouse is manned twenty four hours a day, seven days per week. Owners receive a green “W” to be placed on the lower left corner of their front windshield of their vehicle, as a form of identification. The owner will receive their green “W” and gate clicker at the Management Office.

 

Age Restrictions:

Eighty percent of the owners must be 55 or over. New owners must verify their age with the association. No children under the age of 16 are allowed to live in community. Guests under the age of 16 may stay for a maximum of eight weeks in any calendar year.

 

Association Membership:

There are three associations. The master is made up of all 1102 owners, the Patio Homeowners Association has 721 owners and the Villas Homeowners Association has 30 owners. There are also 351 single family homes. The Patio and Villa Homeowners Associations are maintenance free homes. Fees include landscaping, irrigation maintenance, painting and roof repair. The Master Homeowners Associations fees cover use of clubhouse and outside amenities, guardhouse service, maintenance of common grounds and cable.

 

Bar & Grille:

Hours of operation are 12pm-9pm Tuesday through Friday. Reservations are requested by calling 352-666-6888 ext. 206. The menu is limited with full bar service. Outside caterers are used for resident functions.

Wellington at Seven Hills Homeowner’s Association is governed by a Board of Directors. Please see Important Numbers and Property Information for current listing of board members.

 

Cable TV:

Your association has a bulk rate contract with Bright House Networks. This contract provides for the delivery of basic and expanded cable service to each home. The cost of this service is part of the regular quarterly maintenance fee. In the event you desire to have movie channels or other premium channels, you may contact Bright House Networks directly. Additional services may be obtained at an additional cost to the owner.
